Listing Agent Requirements

Real estate agents and/or brokers interested in being considered to manage and list SunTrust Mortgage, Inc. managed properties are required to submit a broker package. The broker package must be complete and we must need additional agents in your area for you to be considered. The real estate broker package must contain the following:
• Resume of experience managing REO assets
• Complete and signed W-9 form
• List of towns and zip codes managed (in Excel format)
• Copy of the agent’s current real estate license
• Copy of the agent’s current E&O insurance
• Minimum of three (3) references from clients for whom the agent has
   managed REO assets in the past, or is currently managing.
• For real estate agents to be considered as listing agents, they must    have the experience, qualifications and ability to provide the required    services outlined in the subtopics that follow.

Experience and Qualifications:
• Active RESNet user
• Active New Invoice user
• Member in good standing of NRBA and/or REOMAC
• Active Real Estate License and MLS Membership within market or    territory
• Five (5) or more years of REO experience; CREO designation preferred
• Affiliation with a Broker office that offers corporate services and local    Real Estate Board affiliation, community recognition, and a full support    staff
• Thorough knowledge of contract language, local regulations, customs    and disclosure requirements
• Understanding of landlord/tenant issues and local eviction laws
• Ability to manage properties through the eviction process and work    with law firms and local Sheriff to organize eviction move-outs for    SunTrust managed properties


Required Services:
• Maintain monthly billings (accounts receivable) cash-flow of at least
   $2,000 per month per property assigned
• Secure and provide general maintenance service for vacant properties, and
   respond promptly to emergency issues
• Mange properties through the eviction process and work with law firms and
   local Sheriff to organize an eviction move-out
• Provide property management services for occupied properties
• Have Internet capabilities and an active email address
• Have the capability to electronically submit required forms, periodic
   reports, etc.
• Obtain bids and coordinate work with licensed, bonded, service personnel
   such as locksmiths, roofers, plumbers, haulers, clean-up contractors, landscapers
   and pool service personnel
• Attend court proceedings when necessary

General requirements:
• An enthusiastic and creative approach to marketing, managing and selling
   all types of properties with all types of condition issues
• Excel at resolving problems with a positive approach, working with people
   in a proactive, independent manner
• Willingness to respond to all prospective purchasers and/or their agent
   (calls and e-mails) within 24 hours of contact
• Exceptional negotiation skills and experience
• Knowledge of current market conditions and trends, and successful sales
   and closing record
• Flexibility and attention to details
